What a full roof restoration actually involves

A full roof restoration takes an old, faded or leaking tile roof and brings it back to a watertight, like-new finish, without the cost or mess of a full replacement. For most Melbourne homes with a roof that's structurally sound but past its best, it's the smartest money you can spend on the roof.

Here's exactly what we do on a full restoration:

  • Pressure clean the whole roof with our Jetblaster 3,500 PSI system to strip off lichen, moss and any old coating

  • Chemically treat the surface to kill regrowth at the root

  • Re-bed and re-point every ridge cap with flexible pointing so they stop cracking and letting water in

  • Repair or replace broken tiles, and sort out valleys and flashings

  • Prime the roof, then roll on three coats of Globalcoat or Shieldcoat membrane in your chosen colour

The result is a sealed, UV-protected roof that looks brand new and is covered by a 10-year product guarantee and a 7-year workmanship warranty.

Do you need one?

Signs your roof is ready for a restoration

Not sure if it's time? On a free inspection these are the things I look for. If your roof has a few of them, it's likely due:

  • Cracked or crumbling mortar on the ridge caps

  • Faded, chalky or patchy colour

  • Moss, lichen or dark staining across the tiles

  • The odd leak or water stain on the ceiling after heavy rain

  • Terracotta tiles that feel powdery or are starting to flake (fretting)

  • A roof that's 15 years or older and has never been restored

How much does a roof restoration cost in Melbourne?

For an average-sized home (around 180 to 220mΒ²) a full restoration usually runs between $4,000 and $7,500. That covers a full clean, re-bed and re-point, minor repairs, primer and three coats of membrane. Bigger, steeper or more cut-up roofs cost more. Every roof is quoted free after an inspection.

How long does a full roof restoration take?

Most homes take 4 to 5 days. Weather can add a day here and there, since the roof needs to be dry for the coating to go on properly.

How long will a restored roof last?

A proper restoration adds around 12 to 15 years to a tile roof. It is not a quick coat of paint, it is a full system of clean, repair, prime and membrane that is built to hold up to Melbourne weather.

Is a restoration cheaper than replacing the roof?

Yes, usually by a long way. A restoration is a fraction of the cost of a full replacement and gives you a watertight, like-new roof without tearing the old one off. If your roof is genuinely past it, I will tell you straight that a replacement is the better spend.

Do I need to be home during the restoration?

No. My team is trusted to carry out the work without you there. I do recommend being around on the first day so I can walk you through the plan and confirm your colour before we start.

What does the guarantee cover?

You get a 10-year guarantee on product performance, covering film integrity, peeling and cracking, plus a 7-year written workmanship warranty on our own work. The guarantee is not transferable and does not cover natural disaster or third-party damage.

Will a restoration fix my leaking roof?

In most cases, yes. As part of the restoration we re-bed and re-point the ridge caps, replace broken tiles, reseal penetrations and coat the roof, which sorts out the vast majority of leaks. If the cause is structural, I will let you know before we start.

What types of roof do you restore?

Terracotta, concrete and cement tile roofs, plus Colorbond and metal. If you are not sure what you have got, send me a photo or book a free inspection and I will tell you.
