Here's exactly what we do on a full restoration:
Pressure clean the whole roof with our Jetblaster 3,500 PSI system to strip off lichen, moss and any old coating
Chemically treat the surface to kill regrowth at the root
Re-bed and re-point every ridge cap with flexible pointing so they stop cracking and letting water in
Repair or replace broken tiles, and sort out valleys and flashings
Prime the roof, then roll on three coats of Globalcoat or Shieldcoat membrane in your chosen colour

Not sure if it's time? On a free inspection these are the things I look for. If your roof has a few of them, it's likely due:
Cracked or crumbling mortar on the ridge caps

Step 2We pressure wash the roof with our own Jetblaster 3,500 PSI system, then chemically treat the surface to kill lichen and bacteria at the root so it does not grow straight back.
Step 3We re-bed and re-point every ridge cap with flexible pointing, replace any broken tiles, and sort out valleys and flashings. This is where the leaks actually get fixed.
Step 4We apply the right Evolving Elements primer for your roof type so the colour coat bonds properly and lasts, not just something that looks good for a season.
Step 5We roll on three coats of Globalcoat or Shieldcoat membrane in your chosen colour, with an optional glaze coat for extra gloss and life.
Step 6You get progression photos the whole way through, a final walk-around, and your written 10-year guarantee. I want you happy long after the job is done.

In most cases, yes. As part of the restoration we re-bed and re-point the ridge caps, replace broken tiles, reseal penetrations and coat the roof, which sorts out the vast majority of leaks. If the cause is structural, I will let you know before we start.
